Project Description:
Approved development under the Strategic Housing Development Regulations (SHD) 2017, in August 2020, for 290 No. residential units comprising of 266 No. Apartments (varying bed No. sizes) and 24 No. semi-detached houses including the reconfiguration of Dalguise House, a protected historic two storey over basement, suburban villa with an extensive walled garden. The development consisted of 8 No Apartment blocks varying in height from six storey to nine storey, extensive site works including an underground car park catering for 314 No car spaces and ancillary service zones for ESB substations, communal refuse storage and site management areas.

SCD Consulting Project Services:
Extensive Civil & Structural Engineering Consultancy including detailed Sustainable Urban Drainage Systems (SuDS) design and development.
Detailed Site Specific Flood Risk Assessment and modelling of Stradbrook Stream in conjunction with Mc Cloy Consulting Ltd to produce Flood Mapping and Zoning for submission to the Local Authority & An Bord Pleanala which proved crucial for the positioning of certain apartment blocks and infrastructure within the development
Preparation of a site specific Construction Management, Operational Waste Management, Site Investigation & Building Life Cycle Plans for SHD Submission.
Detailed interaction with Irish Water on Design Feasibility and Local Authority on surface water drainage design given the proximity to the Stradbrook Stream
Attend all design and pre-application meetings with design team, Local Authority and An Bord Pleanala on all proposed site development proposals.
